Places to Live
There is plenty of great real estate to rent or buy in Grand Cayman. Expats moving to the Cayman Islands often explore the possiblity of a house / flat share with other expats or jump straight into finding a great property.
There is something to suit every taste - and most budgets - ranging from beach-front condos on Seven Mile Beach to canal-front homes and rural retreats.
Commuting times can be very different on Cayman to back home - most people the the islands will consider a ten-minute commute too much to contemplate!
Low-traffic density makes many places easily and quickly accessible from the main employment centers of George Town and Seven Mile Beach.
George Town
Living in the capital can have its benefits - not least being close to work. Many accounting and legal firms have their bases in Georgetown, whilst there are a plethora of retail outlets designed to make the most of Cayman's cruise ship traffic.
Apartments for rent tend to be mid-range condos.
South Sound
Immediately next to George Town is one of the more affluent areas in the Grand Cayman housing market. Large beach-front houses and estates line the main road of Church Street.
Those working in George Town can benefit from a short communte although traffic can he heavy in the mornings because of the nearby school on Walkers Road.
Some of the more exclusive condo developments include Kisha and Sea View.
Seven Mile Beach
The area of Seven Mile Beach is one of the most popular for expats on Grand Cayman. It is divided into three distinctive areas for prospective house seekers.
Firstly, there are a plethora of beach front developments, fronting onto the stunning golden sands of Seven Mile Beach.
From the Residences at The Ritz Carlton, where you can psy upwards of US$10,000 per month to a range of high-profile developments old and new.
Many of these properties are used for short-term lets to holidaymakers, but there are often opportunities for longer-term lets especially in the off-season.
Secondly, there are a large number of man-made canals packed with canal-front apartments and houses. This is a great option if you plan to have a boat as many units include a boat dock, or one is available for an extra fee.
Canals include the Hyatt Canal, with the adjoining - and popular Britannia development (as well as a golf course).
Thirdly there are a range of new apartments in Camana Bay - a huge mixed-use development being developed by DART, which includes a beach, restaurants, multi-screen cinema, offices and a retail complex.
The development of the whole area is expected to take 10 years but many key stages are already in place, offering a modern and luxurious place to live
West Bay
West Bay will appeal to those who want to live and integrate with the locals. Property prices tend to be a little lower and commute times to George Town can be up to 30 minutes.
There is a wide selection of houses and condos for sale and rent, many of them beach-front. There are not too many sandy beaches to be found (most of the coastline is rocky ironshore), but the diving is excellent.
Savannah & Prospect
Property prices tend to be a little cheaper than George Town to compensate for the 20 minute commute.
Residents have the benefit of Hurley's Supermarket as well as various other retail outlets and amenities.
Those looking for a home can find a good selection of affordable real estate
East End
East End offers one of the few remaining instances of old-style Cayman Living. Much of the east of the island remains undeveloped with swathes of sandy beaches and mangroves.
Many expats are put off by the long commute to work which can be upwards of an hour. Some find it is worth the extra time each day, but it is definitely an important decision - to be made on arrival on the island.
Rents are much cheaper and ocean-front units are relatively affordable.
Rum Point & Cayman Kai
This beautiful area of Cayman is made up almost entirely of vacation villas. The distance from George Town (at least an hour) is prohibitive for many expats, as is the lack of a local supermarket and other amenities.
The beaches can be secluded and quiet and many expats rent a villa for a weekend getaway.
The two resorts of Rum Point and Kaibo are regular haunts of boatowners who take the 30 minute direct route across the north sound.
Cayman Brac
There are four main areas of the Brac to consider. The biggest population center is around the airport where the main resorts are located.
Traffic is rarely a problem so you'll always be a short 10-mile (at most) trip from work. Just watch out for the soldier crabs on the road!
Other areas to consider are the north side, south side and on the bluff.
Little Cayman
With a permanent population of around 200 there won't be many looking to live and work in Little Cayman. However there are opportunities within the tourism and hospitality industry as well as world-class scuba diving.
Accommodation is cheaper than Grand Cayman and your employer may well provide accommodation.
